PROPERTY MANAGEMENT:
Z & R Property Management is the company responsible for the management of The Range @ Springs Ranch HOA. If you are not sure about whom to call or how to handle a problem, contact Z & R. DUES:
The dues for The Range @ Springs Ranch are $160.00 annually ($40 per quarter) payable in advance on the first day of each calendar month in the association’s quarter (Jan, April, July, October) and becomes delinquent after the 20th day of each month, at which time a late charge of $15.00 per month is assessed.

LANDSCAPING and SNOW REMOVAL:
Owners are responsible for all of the landscaping and maintenance of their lots. Landscaping on lots should be kept in a healthy and well-maintained state. All owners are also reminded that pursuant to City requirements they must shovel their sidewalks within 24 hours of any snowstorm. All snow removal from the streets is the responsibility of the City.

PARKING:
Motor vehicles may not be parked overnight on any street within the Community Area. Vehicles may park in designated areas intended for the parking of motor vehicles and in garages and on driveways. No boats, trailers, campers, tractors, commercial vehicles, mobile homes, or motor homes shall be parked in the Community. All vehicles must have current registration and in good running condition.

ARCHITECTURAL CONTROL:
No changes to the exterior of any home or landscaping are allowed without first getting written approval of the Architectural Control Committee. Send requested changes to Z & R and they will be taken to the next scheduled meeting of the Board of Directors (Homeowners just like you).

NOISE COMPLAINTS:
If you are having trouble with noise from a neighbor, please contact them directly first. If this does not solve the problem, filing a noise complaint with the police department is the next best alternative. The Association can write letters and fine after a certain period, but this process is slower and generally not as effective as calling the police.

PET CONTROL:
3 domesticated dogs or cats shall be maintained in or on any Lot within the Community Area and then only if kept as pets. No dogs or other pets shall be chained or enclosed on the outside of any unit.
